Cancellation Policy *
***If you cancel outside 30 days prior to your arrival date, you will receive a 100% refund. ***If you cancel inside 30 days, you will be refunded 50% of the nightly rates and 100% of all taxes and fees. ***If you cancel inside of 15 days prior to your arrival there is no refund. ***In the case we can rebook the days canceled we will refund you based on what the rates we are able to get. (EX: if you booked 2 nights @ $159/night and cancelled last minute and we were able to rebook at $100/night then we would offer you a refund of $200.) ***If booked for SXSW or ACL and you cancel inside of 90 days prior to arrival there is no refund, unless we can rebook. ***3% credit card fees are deducted from refunds on reservations made more than 120 days prior to cancellation. ***UNEXPECTED TRAVEL DELAYS - we cannot offer refunds due to last-minute weather or medical related travel delays. We recommend purchasing trip insurance if there are any concerns. If we are able to rebook we will certainly do our best to get you as much money back as possible. 
You plan on bringing a pet with you *
Pet Policy *
We welcome your pets! However, we do have to put in quite a bit of extra detailed cleaning to get it ready to go for our next guests, so we charge $50 for any stay under a week, and $100 for over a week for cleaning and normal wear and tear, not including any damages. A $300 pet deposit is required and will be returned within 72 hours of departure, as long as we don't have to replace any furnishings, including linens, or have to do extra carpet cleaning due to excess dirt or animal odor. We ask that you keep your pets off the furniture and keep them in a crate or in the kitchen with a gate when you aren’t with them.
Acknowledge that the age of the primary renter is at least 25 years of age *
If you have made this reservation and are under the age of 25, please just give us a call and we can try and work something out. Typically we will require an additional damage deposit.
Noise Policy *
The City of Austin enforces a 10:30PM noise curfew that all guests and residents must abide by. We take this very seriously, out of respect for our neighbors and other guests staying with us. If we receive a complaint, we will address the issue with the primary renter. A second complaint may result in immediate eviction without refund.
Damage Deposits *
While we do not charge a separate deposit, except for those with pets, we do keep the primary renters credit card on file and reserve the right to run an authorization on the credit card for up to $500 as a deposit, at our discretion, especially for those paying with cash. This is not a charge, just an authorization to make sure the card works. No damage charges will be accessed provided no damage is done to the condo or its contents beyond normal wear and tear, there is no excess mess (including cigarette butts on the grounds) or negligence and all keys are returned to the lock box upon check out. A $300 pet deposit is required and will be returned within 72 hours of departure, as long as we don't have to replace any furnishings, including bedding, or have to do extra carpet cleaning due to excess dirt or animal odor.
Liability and Indemnification *
All of our condos are privately owned by Peach and Cynthia Reynolds and we are not responsible for any accidents, injuries or illness that occurs while you are on the premises. Nor are we responsible for the loss of personal belongings or valuables. It is understood that all guests (registered or not) are expressly assuming the risk of any harm arising from their use of the property. We also want you know that we will occasionally UPGRADE you into one of our larger units, if the situation exists to accommodate other renters.
